Funny how HOAs will send you a fine the second you have a dead spot in your lawn and make sure you rack up late fees down to the minute the payment is late.

But call asking for the monthly board minutes or a copy of your account balance, and suddenly they are completely incapable of processing paperwork, using email, or answering the phone.

The management companies just seem to be set up better for billing than for servicing home owners. This isn't unique to your HOA or even to Las Vegas.

Please. I'll add one to the list.

I can't get the damn HOA to come and fix the sprinkler behind the balcony of my condo (all it does is shoot water out onto the sidewalk ala Bellagio, instead of watering the tree like it's supposed to).

Meanwhile. My upstairs neighbor asked if she could use our parking spot temporarily until she could sell her car (after she bought her new one). Sure, no problem, we were in NY at the time. THREE DAYS LATER (i kid you not) we got a letter from the HOA regarding the vehicle parked in our parking spot with no tags/expired tags.

Besides the many rules about landscaping, I love the way HOA's seem to have Carte Blanche when it comes to charging homeowners. It's bad enough the monthly fees go up almost every year but my HOA also has the right to charge an additional assessment when they feel their reserves are too low or "improvements" are needed.

Case in Point...

Two years ago my community was charged an additional $500. This year it's an extra $100. Mind you this is in addition to an 8% monthly increase in regular fees during this period.

I lived in the Silverado Ranch area for about 6 years, for the first 5 years, no problems, then someone new came onboard and all sorts of things began to be complained about. First there was the "your backyard gate needs a privacy screen." Of course, if you didn't have a gate at all, you didn't need the privacy screen.

Then "your front yard has weeds in it" Okay, I'll give them that one, it did have some weeds in it so I weeded the front yard.

Then I asked, asked mind you, if I could put a shed in my backyard. "Only if it doesn't reach the top of the 6 foot cinder block wall." I guess they want to keep the neighbors safe from seeing a sloping roof from their their 25-foot-to-the-wall back yard.

Finally, when they sent me a note saying that I needed to move the car parked in front of my house, I wrote back that I would be happy to do so, however my neighbor from across the street probably wouldn't be happy I had his car towed and why don't they talk to him about it, I'd asked him to move it for more than a month and had sent the HOA three letters asking them to take care of it. And while they were at it, why didn't they do something important like stopping the down-the-street neighbors from using their house as an "escort" service company or the wood worker who had a complete wood shop in his garage where he opened the door at 7am and used power saws till dark.

Needless to say, if I never see another HOA, I'll be happy.

I called the neighbor IMMEDIATELY and told her that she had to move her car. I wrote the HOA and told them that it was my neighbor's vehicle, and that we had spoken to her, and that the car was going to be removed. I hadn';t heard anything since, but we've changed assoc's a few times since then so i think it got lost in the shuffle. Regardless, we contested it, as we were in our right to.

If you have a seriously messed up HOA, you need to start going to the monthly board meetings and consider even joining the board. It's pretty common for the boards to include a couple of fanatical nutjobs that like to nitpick over neighbors compliance with the HOA rules. Some even single out specific homeowners they don't like and just pester them with fines.

Then you can have overspending, assessment-happy board members that will blow your dues on unnecessary projects and then break the bank forcing an increase in dues or more assessments. These are the worst kind because they put everyone at finanical risk. These kind are either completely incompetent at budgeting (and likely overspending in their own lives), or are corrupt and funneling funds to projects specific to improvements in their own area of the community.

Either way, joining your board or at least going to montly meetings and calling BS on these characters will be your best bet at resolving the issue.

Nope. It dont work. Every communist HOA has several if not all long time "good ol boys" network of members who voted themselves in and voted to not let themselves get voted out. Your only chance to penetrate that wall of steel is by force and well armed.

Even the less Nazi type HOAs who advertise to let in a few residents, if they catch wind that you are there to cause trouble and put a dent in their easy revenue then you have zero chance.

Knowing what people know about these Nazi camps makes me wonder why anyone buys into them. Me? I never even heard of an HOA till I moved to this part of the world. I didn't know what they were. I lasted 18 months and got the hell out. I told my Realtor to find me a home with no fake Keystone Cops, no gates and no communist HOAs.

My Daddy and my Daddy's Daddy fought in wars to preserve our freedoms and to rid the world of communism. And here these Nazi communist HOAs are not only promoting communism but encouraging it. They sicken me.

You had an HOA with permanent board members? Holy cow, that is a recipe for disaster. I don't even know if that is legal. If that happened, I'd probably be looking at getting a real estate attorney. Typically board members must be re-elected every two years or so.

Anyone know if it is legal in NV for board members to be nominated and then hold a post indefinitely without challenge?
