what does everyone think of the silverstone golf area in the north? Is this a nice location?

Nice place. Hopelessly screwed up by the foreclosure mess. Basically the entire complex is underwater by higher ratios than virtually anywhere else. We see neighborhood behaviors of the sort that occur only in neighborhoods more than half renters.

It has an HOA but still controlled by Pulte. That would be bad news at this time as Pulte will only be interested in protecting new sales. Could not care a whole lot about what goes on in sold out neighborhoods.

I would be cautious about buying anywhere there except as an investment. And then I would buy as low as possible. Get well under 200K in there.

For owner occupied it might work but only above $350K. Those ritzy gated neighborhoods are likely to come back quickly. Note though the less expensive neighborhoods nearby are likely to be heavy rental and difficult for may years.

I'm a member at the golf club. Olecapt hit it right on the head, tons of homes for sale (lots of empty homes right now on the course). There is one home on a tee box that is a foreclosure sale with waist high weeds, so you could really get a great deal. The area itself is nice, plenty of friendly people and close enough to shopping, parks and the new Centennial Hills Library will open either late this year or early next year.

Previewed a blooming edifice in there yesterday. Right by the entrance. Single story with close to 3000 SF and a pool. Place had more doors than should be allowed, 20 foot ceiling and superb floors. All for 350K or so. UnBELIEVABLE...we will show it but recommend against it...not gated and we supsect the renters will make all such exposed places fair game.

Good ole Pulte when they screw the pooch they really do it well.
