I've really enjoyed following this thread over the past weeks. For anyone that's been following my numerous questions - I've decided to purchase a home!

I've been looking since October in a very defined area with a very specific list of desires (pool, private backyard, updated kitchen, etc, etc). Last week I found *the one*. It's in the perfect location (for *us* not necessarily for everyone), it has everything I could ever want, and it's priced $20 under the comps for the area. It's a foreclosure and the bank is paying all our closing costs and buying us a home warranty. The house will surely drop in value over the next 1-3 years. That's for sure. I just don't want to rent anymore PERIOD. I hate renting, I hate not having a house that's mine. I'm hoping if we wanted to sell it in 5 years we would only take a minimal loss. That might be overly optimistic, but in any case we don't plan on moving anytime soon anyways.

For those of us brave enough to buy a house right now, the deals are great, and the banks are doing anything to get these things off their books (paying closing costs, etc). Good luck to all who are looking!

I'm pretty sure we're just going to play it safe and rent if we can find a place to rent with all of our animals in the NW. We want to hang onto our house in Ohio and aren't sure if we can swing downpayment on a second house that meets our needs without pulling it all out of other investments (not a good time to do this by our calculations), especially since our Ohio house has devalued as well and we won't have the equity to use. If we were going to be in LV longer than 3 years, we would certainly try to buy. We should get a good idea after the first year whether we would have the option/want to stay in LV long-term at which time we would sell the Ohio house and buy in LV. Taking the conservative approach of wait and see I suppose.
