I used to sign a 6 month lease. Each time it ended, my rent went up around $15 a month. When I did the 1 year lease, it went up $20 a month. The longer the lease the better.
I did find out that at the apt I had been renting on the 1 year lease, there were people that lived next to me that had been there since the late 80's and they had a locked in rent amount from way back then. As long as they stayed, they paid the same, which was a couple hundred less than everyone else.
