Does the community have community swimming pools and spas that homeowners can use?

How far is the drive to lets say The Venetian compared to The Venetian from St Rose Parkway/Silverado/Henderson Airport area?

Also any info on how much HOA fees are?

Thanks

There are communities in Mt. Edge with pools. Generally townhouses or tight single families. Maybe 20% of the homes there.

HOA fees for places with pools will range from about $60 to about $100. Pools and gates generally increas HOA fees.

There are also SID/LIDs in Mountain Edge that run $400 to $1000 per year.

Not a great commute to the strip. Can be very congested between Mt Edge and the strip. Half hour or 40 minutes in the rush hours.

For easy strip commute Silverado, south strip or norther GV works better. Particularly for properties on the east side of the strip like Venetian.

The commute isn't that bad now that allot of the streets have been widened, and it is going to get better, you quickly learn the short cuts around any build ups in traffic, most of which is caused by the construction widening the streets, a little ironic.

Allot of the area is still spread out, so it easy to speed, and there are speed traps at least twice a week on rainbow and buffalo, since the new police station has opened.

They have got the shell of the Von's up and should be finished in 6 months, and the Fresh and Easy is scheduled to be built by the end of 09.

What about the SIDS/LIDS in Mtns Edge? The house I like has a balance of $5,000.....with a next payment due of $295. Is that $295 to be paid ever month or only twice a year for 20 years?

About 5-10 min away is stores and restaurants at Rainbow/(215 or at Warm Springs or at Windmill), and on Durango/Warm Springs, there's also some restaurants on Blue Diamond fronting Mountains Edge, and there is a supermarket at Blue Diamond/Decatur as well
