I'm looking for a condo in Vegas as a vacation home, I was planning on paying cash for it and renting it out a few months of the year whenever I'm not there (or letting friends use it).

* Any size, studio is fine, but of course the larger the better
* In a larger community/complex
* Preferably not on the ground level, so someone can't easily break in or look inside
* Complex should have a pool
* Parking spot
* minor repairs ok (paint, carpet, ONE sink or tub or something)

Of course the closer to the strip, and if it has a view are two things I'd be willing to pay a little more for, but aren't necessary.

What do you think I'd pay in this market? I've seen so many condos, tons of them under $30k, some even as low as $10k (total rehab of course).

Most HOAs will not allow you to rent it for a few months at a time...

Ok, well I wouldn't buy into a HOA, I'm looking for just a condo with a condo fee that I can do as I want.

All condos here have HOAs...I can't think of one that doesn't...

Ok, so no condo then if I can't rent it out to others (unless I buy the whole building). Are there smaller apartment buildings for sale in Vegas? It seems to be mostly condo's and SFH's from what I can see.
