Hi,

I'm a younger guy who wants to live it up in vegas for a couple years. I'm fortunate because I work online and make a good living (about $6k/month) So I can afford to live a little especially from what I hear the economy is like right now.

Ideal setup: A place in the heart of the strip, giving me proximity to several casinos (I'm not a gambler but i will go clubbing often) Not too expensive because I don't want to spend all of what I make.

What do you guys suggest?

I would go to craigslist and type in turnberry in the las vegas section of it in the apartments for rent section. Several rental brokers post listing in there and will give you a pretty good idea of what you can get with what you want to spend. The good thing is that the brokers aren't obligated to any one property many represent 7-10 so they are less inclined to sell you on something that isn't in your best interest.

You could get an apartment/condo on the strip, but the thing is, Vegas traffic is so light, you could find a MUCH better deal off the strip (like in the 89123 zip code, which is a nice area) and still only be like 10 minutes away...

By the time you find a decent place, pay the typical expenses of life, and pay the taxman, you may find yourself restricted in the amount of clubbing you're able to do. $6k may sound like alot, but clubbing in Vegas is expensive- especially if you want to hit the hot spots- you can easily drop $500/night, and $1,000 if you want to get to the hot properties and hot ladies.

yep, a table at tao (venetian) is $500 minimum. did the bank (bellagio) a few weeks ago, it was 3 grand for a table and 6 bottles. its nice to have friends in the right places though, as both were free to me.

Are you talking about renting or buying? If you plan on only living it up for a couple of years then I suggest renting since the market is so bad and if you want to live close to the strip, Condos on the strip are taking a beating on prices, there are great buys, but if you were to try and flip one in a couple of years you would likely lose money.

You didn't say how much you wanted to pay a month, everyone has their own idea what not to expensive is. But you could rent a high rise condo starting around $1200.00 a month in most of the highrise properties. Those are for the smaller units. Since you work on line do you need an office if so then you would probably need a bigger space then you may need to go up to $1800.00 or more for a two bedroom depending on the property.

Any of the highrise condos along the strip or even off the strip but only minutes away are nice places to live. Some have more amenities than others so make sure to check out amenities.
Like if you don't want to drive some offer shuttles, Panorama has a Escalade for a shuttle,Turnberry Place has limos for each tower, Boca Raton has a shuttle,. Also depending on which highrise you go into as a renter you will have different fees to pay to the HOA's.
Also all the highrise HOA's require a back ground check before they will let the land lord rent to you.
No criminal elements.. You will have to pay for the back ground check, credit check, some hoa's require a deposit as well as a deposit to the land lord .
If your purchasing a highrise condo it almost impossible to get financing even with really great credit, and a large down payment so if you think you would want to purchase, do yourself a favor and get a pre-approved for a loan first to know what you qualify for, plus make sure the bank your getting the loan through will loan on a HR condo, you may have to check different banks.

You may want to find a realtor that knows their way around high-rise's, if a realtor doesn't usually deal in highrise properties they usually have more difficulty because it is so different than purchasing a normal home.
So interview realtors as well. Good luck in your search
