Can someone tell me how much the master plan fee is for Summerlin? I am not referring to the individual HOA fees but rather the monthly, in addition fee, for living in the Summerlin community.

There are different fee's depending on where you live they are $43.00,$40,00,$47.00.$45.00. Keep in mind if you live in a gated community that has another gated communities in it ,you can end up with additional hoa fee's besides the one you live in and the master plan fee.

Also there can be sids/lids same thing it means special improvement district or land improvement district. When the community was built some builders didn't pay to have the sewer and water and roads and passed the costs to the homes owner, so the home owner has to pay that and it can range all over the map, some can pay it off sooner some can't depending how it was set up from the get go.

I have a question about the SIDS/LIDS fee's. Aren't they supposed to end when the last homes/streets are done in a property? We pay around $175 every 3 months for the last 6 years here in Aliante for that. I hope it will end soon.

They SHOULD have been done so that they were paid off when the developer sold the house - but the Councilmembers bought the load the developers were shoveling and allowed them to pass it along to home buyers. They work very similar to a mortgage - set payments for a predetermined length of time.

You should have been given some documentation at the time you purchased the home that you signed that tells you about your sid/lid that should disclose how much it's for and how long your note is for. You can call the county and ask them.

is master plan fee similar to HOA? where they maintain the area? or it's just a fee you need to pay and it doesn't have anything to do with HOA? how often do you raise the fee in your area? if they do raise it it's probably not too much?

for SID/LID it's just a fee you gotta pay yes? to pay for the builders to bring in the sewer, water etc. and they won't raise it, once you paid it off it's done ?

Yes, our original LIDS was for $10,246. The service fee was about $70 a year and the interest was at about 5%. Needless to say we paid it off to avoid the charges. You should receive a release of lean once paid off.
