Which community would you recommend and why? Older couple, empty nest.

Depends..

Iron Mountain Ranch is the boonies...right against the end of civilization and going to stay that way. Relatively too many renters at the moment but that will cure itself over time.

You pretty much drive everywhere from Iron Mountain Ranch...and pretty much always will. Some light commercial on the east side of Decatur but not much.

Centennial Hills is pretty urban near Durango. You can actually walk to places. However the density is extremely high and it will likely always have a very high percentage renters.

It gets more suburban as you go west but then you have to drive etc.

You might also consider the Alexander/Cheyenne corridor particularly back by Lone Mountain. Desert Shores also works for some.
