I am hoping to relocate from Arizona back home to Kentucky sometime in the spring or summer of 17. Looks like I would be working in Lexington, inside the loop towards the east side of town. I'm a railroad locomotive engineer and would be doing industry switching for R.J. Corman if things work out?
From Corbin, KY and not real familiar with central KY. I'd like to find something with a little land that won't break the bank? Also some place that would not be a massive commute to work.
Small house <1000 sq ft with larger property 1 to 5 acres. A place where I could have some small live stock, a garden and room for my pup to run. That would be my dream? A cabin in the woods would be awesome!
A fixer upper will work as long as it doesn't need complete rebuild? I'd like to go as inexpensive as possible, but nothing over $150,000 ish.
A small mortgage free homestead, with some trees, a little out of the way, in a friendly area, yet close enough to commute? This would be my ultimate long term goal? Looking to downsize and simplify.
You would need to look outside of Fayette County in order to find something similar to your dreams. Bourbon County is likely out of reach, too - Inner Bluegrass land is not cheap, and Fayette County zoning prevents rural land from being chopped up into smaller parcels for development. So - are you up for the Winchester area? Land can be less costly in Clark County, and I-64 runs straight from Winchester to Lexington, and connects with I-75 on the east side of town.
You might also find something near the Kentucky River Palisades- perhaps a cabin or weekend cottage that would work for year-round living. Land is rugged there, but often heavily wooded.
Try looking in Northern Garrard County. You'll get more bang for your buck and the drive to Lexington is painless. lol besides you'll pass by the R. J. Corman headquarters in Nicholasville...you can check out the jets, helicopters and small planes. Look for an area like Bryantsville or Lake Herrington.

Pretty land in this area, but not exactly convenient to the east side of Lexington, where it appears he will be working rather than at the Corman headquarters.
Funny -- I was born and raised in Lexington, and have been living in Arizona since 2010. I'm trying to hurry up and finish a degree at NAU. While I like AZ, and wouldn't mind staying here if an opportunity arose, I'm keeping myself open to outside opportunities. Lately, I've been thinking about moving back to Kentucky -- my brother and his wife have a child on the way, I'm pretty excited about becoming an uncle, and would love to live close to them. If I can find work in Lexington, I'll be looking for a 3 bed house in Garden Springs / Gardenside -- I've got a soft spot for those small ranch homes (especially the handful with walkout basements).
Your wants and needs are pretty different from mine, though. If you'll be doing railroad work, and want a few acres, I'd suggest looking on the outskirts of Nicholasville, or out towards Richmond or Winchester (Clark, Madison, or Jessamine Counties).
