Unfortunately the north fork isn't New England, although it was more closely associated with it at one time. Any ties which remain are tenuous at best. As more city people make their way out east, the construction I've seen is a far cry from the homes built a century or two earlier. Twenty five years ago the north fork was a much different place -- more John Deere and less Range Rover.
Let's bear in mind that the OP asks 'a small house...on LI or Cape Cod' not a small house on the north fork or Cape Cod. Seeing as I have already lived in a small house in Rock Point, why would I want to do that again on LI? I've been to the Cape (not all the way up) and have been in the Falmouth/Woods Hole areas and enjoyed it. Even off the Cape I really like the Gloucester and Ipswich areas in MA. That's my personal call.
If the question were 'a small house on the north fork of LI 25 years ago or Cape Cod' I might have opted for the former.
The bloom is off the rose on LI. Not once did I insinuate that the people coming from the city were 'trash' as you've deemed them, but they bring with them a different set of expectations and want things to change to their liking.
Many of our LI expats who frequent the board probably see the same thing happen where they are -- some of our expats moved down and assimilated, some expats want the town to have more amenities like they had back in NY or NJ.
You may have the north fork, I'll take the Cape and we'll get together for an annual Clam Chowdah cookoff.
