I was thinking about purchasing a vacation home. We currently live in Bohemia. We would like someplace where the commute wouldn't be longer than 4-5 hours. We are able to spend about 150-200K. Any lake house suggestions upstate or another area?
OBH, how do VT, NH, MA, RI and ME compare in terms of property taxes, if such generalizations can be made? Are all of them better than NY?
To be fair, I was geared toward VT from the start, so I can not give you details on NH (a place I would consider now.) ME was too distant -- like the OP we had a 4-5 hour max driving distance -- RI and MA were never on the table.
Taxes vary in VT depending upon the community and whether it is a gold town or receiver community. Ski towns and places with many 2nd homes tend to pay out more to the state while poor districts take more. It's very Robin Hood.
I pay under $5K for property and schools. Single family house, 3 br, 2.5 baths, unpaved road, 13 acres. Some parts of town have city water (I do not) and the town has amenities like a decent library, pool, recreational fields, skate board park, VAST trail access, plows well and has a fairly decent school system (VT standards.)
Another consideration (long term) is retirement and state taxes. VT does tax retirement, so it is not a place to consider for a primary retirement residence.
Try the Pocono's, plenty of vacation communities and the taxes appear to be way lower.
My only concerns with the Poconos would be Marcellus Shale and whether it runs under the region. I wouldn't want to buy a property without the mineral rights in that area if it is over the MS.
I have a place in mid-Maine near moosehead and am on a lake. The taxes just doubled because of my proximity to the water. Hopefully they will do away with retirement taxes next year.
