How is the listing price going UP? Usually prices go down when there are no nibbles. My house was on the market for almost a year. I actually saw my house twice and the second time we saw it, the price was reduced again. That's when we started negotiating.
When we negotiated we didn't offer $10K more. We started much lower and they declined so we increased the 2nd offer by $5000. They took it. After we had the house inspected and the house needed electrical updating and some other things, we went back to our original offer because the seller now wanted to sell "as is". They ended up taking our original offer.

I'm in agreement. This owner, for whatever reason, wasn't interested in selling.
I once tried to do business with someone like that, and it was a NIGHTMARE.
I would put in offers and not get responses, then I'd raise them, and still no responses.
When the owner FINALLY got serious (about 6 months later), I got a call from her realtor. I declined any negotiation at that point. I liked the house, but couldn't see myself doing business with that seller.

some people believe their memories matter to buyers. we overpriced our house but once we brought it down to a fair market price, it went in a few days.
