I want to buy a 6 year old house in Great Neck; It's unincorporated, 15 minutes walk to LIRR station. This house is in great condition; The biggest concern is its lot is only 4000 sqrt. I personally don't mind small lot. But Is it a big problem when I resell it down the road?

I know near highway house can easily knockdown its price by 100k; How about a small lot house? How much value difference vs a similar house on a normal-size-lot (5000-6000 sqrt)?

Any feature of a house that deviates from the norm in a neighborhood will cause a price difference which is needed to sell the house in the future. For example, if all the houses in the neighborhood have 2 car garages and your house doesn't have a garage. If all the houses in the neighborhood are large colonials and split levels and your house is a small cape. If all the houses have large lots and your house is the only one with a small lot.
The reverse holds true also. For example if all the houses in the neighborhood are small capes and your house is the only one that is a brand new mansion on a large lot. You will not be able to sell it for as high as you may want.

5 Nassau Rd 11021 listed at 1150k
104 Maple str 11023 sold for 1120k
It seems small lot house can be sell at good price

It's Great Neck and most of the homes do have small lots. If they had giant lots a developer came in a few years ago and offered a ton of cash to the home owner and ended up building two home on the lot. If you look at the info posted by CHUNBO small lot homes in that area especially new ones do just fine.
