This was an interesting read. Also pretty disheartening. There's such a divide between people who grieve and people who don't that two identical homes next door to each other can have taxes THOUSANDS of dollars per year different from each other.
It also shows how, while Nassau holds plenty seminars to show people how to physically appeal their assessments online, they don't go into the real grimy details of the "secret formula" you need to actually win.
The other problem is, law firms charging 40-50% is ridiculous for people who haven't grieved in a long time or never. It can end up costing you thousands. Are there any fixed-price alternatives out there so at least ones knows what they're going to spend?

Good work Newsday for raising the issue, but you are 10,000% about the "secret formula", which I still don't understand, but my tax firm seems curiously adept at.
I'm one of those who will owe my firm 4 digits because my property was grossly over assessed, but at least I know I got a good result. But it is a crime that this seems to be the "tribute" we have to pay in order to be treated fairly.

My house has been grieved in 2000,01 and 2006-17 my 18 is still in progress, that's 14 appeals in 18 years. A few of the older years went to small claims court after denial and won. Prior owner used a lawyer and I took over using him. Every single year was a win!

I just won my 5th in a row. That's why I'm shocked. The whole system is such a scam
I hired a firm twice. I won only once, they got $40 knocked off my taxes.
Their fee plus the appeal fee(yes they had to appeal) and I ended up owing money.
After that I decided to grieve myself.
The real grieving is when you hear about what friends who left LI pay in property taxes.
