$100k-$150k cheaper is too steep; the figure is probably closer to $25k-60k undervalued at best.
Cheapest I have seen is 350 for a 4 bedroom high ranch or colonial. You can snag one for 250 on the black east side.... Same district. Low to no crime. That area is being gentrified as we speak.
NB for a better commute? As a kid my family lived there and it was a nice town, but we moved to Nassau County to be closer to the city. The commute was terrible, but if you have to choose at least Deer Park has a station.
You'd be better off living in the Village of Babylon near the station, although this is a strange conversation. People don't move to Suffolk for an easy commute. The Babylon line is faster.
I'd suggest the part of North Babylon that's adjacent to West Islip. Friends of mine live in the section just north of Hunter Aveue and east of 231. People call it the "Poet Section" because of the street names.
An easy hop from there across 231, straight down to the Babylon train station.
If you actually live in Babylon Village there are village taxes in addition to the 'normal' ones, btw.
