1. Try to add Two story extension( total 416 sft) on back yard, each floor around 208 sft will have bathroom with shower and bed room, need crawl space with stepped footing. My current house is very old colonial house with 3 bedroom and 1 bath on second floor. Need to remove patio door and close two windows for the old housing. Any good GC for recommendation?
2. Current house has steam boiler burham IN4 around 2 years old with old radiators heating current colonial 2 story house around 1300 sf. The gas fired boiler is rated 82% maximum 105000 output. Not sure this boiler can heat the additional 416 sft by adding another heating zone. Some contractor suggested to use electrical heating or ductless AC to heat the house. Feel the ductless AC is not strong enough to heat the addition in the winter. I am thinking about adding a small water boiler with baseboard water heating in the new addition area. Any suggestions about which heating system should be added in the 416 sft area?
3. See many people act on GC and do the GC work. In TONH, did not see the option that you can do the GC for the addition project. How can put insurance information in the permit application?
4. About crawl space, heard some people about the bad smell and moisture issue. Do you do any insulation or add the vent in the region?
