I noticed that a lot of houses with pools in Syosset do not have a pool registered/recognized by the county. I suspect due to $ and the onerous rules. Is that going to be an issue for the buyer (me)?

I've read everything from banks denying a loan if that's the case, the town charging penalties, remediation to get up to code, and no impact since no one will inspect/find out until an inspector eventually visits for some reason (another permit activity).

Anyone have experience with that? What issues or impact would this have at closing?

I wouldn’t touch a house without a co for the Inground pool. The liability if something was to happen would be astronomical. Let them hire an expediter and get the co if it’s up to code. Don’t close with money in escrow. Unless you want the house and don’t mind abandoning the pool. I know easier said than done in this market sadly.

I assume they/your realtor (who just wants the sale usually) will give you the if we get the co your taxes will go up don’t worry it’s ok. Just because the bank lets it go doesn’t mean it’s in your best interest. If it was an above ground with no co you could just rip it out.

I called my town when I took my above ground pool down to get the permit to remove it even the town employee said why are you calling us to ask unless it has a permit. I said well it does have a permit and she was shocked.

If you have to abandon a pool and fill it in that will be quite an expense too, so either way, abandon or get co's will prove to be an expense that I would not want to undertake. Have homeowner obtain and complete or walk.

If you're being taxed on the pool, get a demo permit, whether the original pool had a permit or not. That will serve as proof of removal for the county tax assessor.
