I live in Merrick Woods in a "Masciola Ranch" (which is not a ranch at all -- basically a Cape House). It's plenty big for us so we're not looking to add extra square feet.

This is not my house, but you can look at a picture of a Masciola Ranch Here if you haven't seen one:



Anyway my question is, since I don't need any extra livable space, has anyone added non-functional false dormered windows just for aesthetic purposes? My in-laws have this in Pennsylvania -- it's a "dummy" window basically that they have no access to inside of the house, but the window breaks up the roof line (especially in a house like the Masciola which has a lot of roof in the front). Would this increase taxes even though the livable space is not increased?

I am thinking windows such as these:

Seems like a lot of work/expensive just for aesthetics. Shouldn't raise taxes at all.

Won't likely increase taxes but will require a building permit

However, be aware of the possibility that the County may assess under an assumption that livable space has been added. They don't communicate with the township who actually issues building permits (and has nothing to do with assessment)

So is there something I am supposed to send to the County if I decide to do this? Or would it just be a grievance in taxes if they happen to increase it?

If you want to do this the right way without the town hassling you then you need to get an architect to draw up plans for your dormer and then get a permit for it. Chances are that it will raise your taxes as they will consider it expanded living spaced even though it is not.

The Town doesn't raise taxes in Nassau County. And they don't report permits to the county. But the permit showing that the feature is purely cosmetic would be the defense against any county assessor claims otherwise.

You need an architect to draw it up and a permit to build it. Go to the town with a copy of the plans, apply for a permit and wait and wait until it is approved, once done build away.
