Default For those who may not be familiar with Patchogue

You should be aware that most places with a "Patchogue, NY 11772" mailing address are not in the Village of Patchogue.

For those who may not be familiar with Patchogue:

Patchogue is a village (incorporated in 1893) in the southwest part of the Town of Brookhaven, in the south-center part of Suffolk County.

Beginning on the north and moving in a clockwise direction, the Village of Patchogue in the Town of Brookhaven is bordered on the north by the Hamlet of North Patchogue; on the east by the Hamlet of East Patchogue; on the south by the Great South Bay; and, on the west by the Hamlet of Blue Point.

Patchogue is one of those many villages and hamlets on Long Island where the majority of the places with the community name as part of their mailing address are not in the village: places with a "Patchogue, NY 11772" mailing address that are not in the Village of Patchogue are in the Hamlet of Blue Point, the Hamlet of North Patchogue, the Hamlet of East Patchogue, the Hamlet of North Bellport and the Village of Bellport; and, at the same time, there are places in the Village of Patchogue with a "Blue Point, NY 11715" mailing address.

For a good set of town-by-town maps showing all the villages and hamlets in each of LI's 13 towns (3 in Nassau County and 10 in Suffolk County): Excellent Long Island Geographic Resource

Patchogue is very diverse. The areas that I would avoid are the southeast (by bellport)and southwest sections(by river ave). Some of the north patchogue sections by caanan lake are nice and by woodside(west of rt 112).

One of the nicer areas is off Roe Blvd. near the Mill Pond (aka Lake Patchogue). Another nice area is near West Lake. Although lancet71 said to avoid the areas near Bellport, I think there are some nice areas towards Bellport off of South Country Road (in the vicinity of Patchogue Shores). The commute to Penn Station is about an hour and 30-40 minutes. Some people drive to Ronkonkama where the quickest train rides are about an hour 7-10 minutes.

Dont for get a nicer smaller area called Democratic Hill. it is North of Montauk, West of Waverly, East of Nichols and South of Sunrise Highway. it is still in the village so you would have all the amenities of the village during the summer. Roe Blvd is a great area also.

East Patchogue isn't good right now, but I expect in a few years, it will start to turn the corner again.

Three things that should be happening in the next few years are good signs for EP:

- Plaza Theater and True Value get demolished
- Main Street will be reconstructed to realign the intersections of Grove and Avery, and Washington and Conklin.
- the abandoned Waldbaum's gets replaced (rumor is that it's Shoprite)
- Lowe's opening on former Caldor site.

I can already see the same thing starting to happen with Patchogue Village itself. As the retail vacancies fill with businesses that aren't bodegas, it may start to gentrify. Plus, if they ever construct that hotel...
