That sounds like a good thing to me. Nobody living behind you. Lots of privacy. It's like having a nature preserve behind you. I unfortunately have a very noisy town playground behind me which drives me crazy. I always envied people who backed up to the sumps or drainage basins.
Most sumps were designed to collect rain from street run off. However, in Nassua County, most of the sumps are no longer in use as the streets now drain into the sewer system.
The worst thing that could happen would either be kids hanging out and drinking beer at night, or kids hanging out riding quads and dirtbikes during the day, other than that, sumps are normally a good thing, especially if you like privacy.
They should have no affect on a basement because they are usually below the grade of the house, and most rarely fill up to the top.
If the sump gets water sometimes, mosquitoes, gnats and other flying pests could be an issue. If it is dry because of the sewer system, then no problem.
My property backs into one of those water reclamation ponds, the entrance to it is actually off the street behind me, and it's a fair drop from my property (drops about 10 feet in height from my backyard grade across a distance of about 20 feet). For my situation, it's ideal - nobody has to cut through my property to get to it, it provides a nice bit of privacy on the rear of my property, the water is far enough to not be a mosquito problem in my yard, and the soothing sound of bullfrogs at night can be quite a comforting ambient effect.
jpg71 I have been looking at a few homes that had a pond in the rear of the home and was worried that there would be a mosquito problem. You're saying you don't have that problem with your pond and no flooding issues?
I grew up with a sump across the street from my house. It was great not having people across the street. It also provided a great bunch of hills for sledding in the winter. I could use all that property for sports in front of my house and the town eventually received the land from the county and turned it into a bird sanctuary. Even though it was across the street, it did offer some unique privacy. I liked it. You just had to watch for the land mines left by people who did not "curb their dog".
