I also didn't really know much about the MCC, or any benefits that I may have as a first time homebuyer. So I need to do more researching... are there anything else that I may need to know?
There are currently two different first time homebuyer benefits (if you're not looking in the Town of Huntington).
There's the $8,000 first time homebuyer credit, but you'd have to close by Nov. 30th and the other one is the MCC.
What about Kings Park? It may be a little east of Melville, but it isn't too bad of a ride into Bayside.
Yesterday I drove into Bayside (to Bayside HS on Corp Kennedy to be exact) from Stony Brook. Weekend, mind you, but going in I left Stony Brook (north of the LIRR) at 845, stopped at 7-11 in St James for coffee and made it into BHS by 9:50 -- driving at a normal rate of speed as it was still drizzling. Driving home I detoured past an old family house by Bay Terrace shopping center (26th Ave & 213th St) and picked up the CIP @ Bell Blvd, hit a little traffic from Northern Blvd to the LIE, took the NSP out to end. Made it the back way to Stony Brook in 55 mins, no foul weather.
Long winded, but the point being that the ride from Kings Park to Bayside could be done in 45 mins +/-. My rule of thumb coming home from Bayside on a weekday was "Be east of 110 before 3PM" It wasnt terrible between 3-4 PM, but as the time progressed, so would the congestion.
You may be interested in Holbrook... 25 min straight run to Melville... We just bought a condo there in Woodgate Village... You could prob get a 2 bed there for your upper price range... Taxes are low (3k with star)
There's also a nice condo development in Holtsville, Waverly Park. Home prices are even lower with lower taxes and maintainence.
Another condo dev in Ronkonkoma in your price range, Knob Hill. I personally didnt like the way they looked from the outside, but its another choice out there.

Holbrook and Holtsville are hamlets, partly in the Town of Brookhaven and partly in the Town of Islip; and, Ronkonkoma is a hamlet in the Town of Islip.

If you carpool.... 25 mins to Melville is a pretty good estimate. Oh by the way... congratulations on the new house, I have a friend living in the WoodGate community, its a great area to be.
I should have been clear on my post. The coops at Kingswood were what I referred to. It's a start.
I'm not a big fan of Farmingdale...I guess my bias was showing.
I live in farmingdale now and as far as i know, they are all co-ops around here arent there? I personally wouldnt buy one... everyone I spoke to seemed to look negatively upon coops!
