$400 per month or for 2 months ? My God.... $400 per month is really high.
My apartment averages about $60 per month for the whole year for LIPA.

I looked up some of the co-ops in Nassau, they seem nice, but some of them seem to have maintenance charge listed around $800 bucks.... is that per month or annual ?
I'm guessing that your co-op does not charge that ? If they do, then do you get a tax benefit for that ? and how much is it per month for the mortgage + the maintenance charge ?
There's no way it's per year, so likely it's per month, which is insane.
Zulu...all co-ops have high maintenace charges...BUT that includes taxes, heat, water & sewer, ground up keep, swimming pool & clubhouse(if available), etc. Not only that, but monthly maintenance charges are tax dedcutable..anywhere from 35-70%.

Mine is less, but also my building isn't incredibly luxurious or anything like that. We don't have a pool, we don't have a gym, my super doesn't know a lick of english...that kind of thing. Mine is in the late $300's and yes, it's tax deductible.
The $800 that you are seeing is most-likely per month...but that isn't incredibly unreasonable, as I know people who pay a higher charge than that. Keep in mind, I live in the SMALLEST apartment ever...and when I bought it, it needed work.
I pay less than $1k a month for my place. That's why I bought as opposed to renting but i got a VERY good deal.

Oh ok, so just like condos but they include taxes and heat.... so its not that bad at all.
