The front yards? (lol) The front yards and houses look fine. Don't see any major difference from the other side of the street in good old "Massapequa Park" (or is now also 'East Massapequa' lol). Nice try.

I just took a spin through there and I have to admit it isn't that bad. I may have been swayed by the two houses on Carmans that have cars partially parked on the lawn, one with a flat tire (probably been there for a while).
OK at least I saw you updated your post and actually took a spin in the area to see it really is not "that bad". That's fair.
Kids literally living across the street from Berner JH in "East" Massapequa (other side of Carman Mills Rd) can't go to school there. It's pretty ridiculous.
Normally it would make sense to put the JH or the High School more in the center of a school district. But sometimes they have no choice and they put the school on the very edge of the district. Many LI kids take the school bus anyway.
Long Island schools need a lot of property and sometimes you put them where it can be assembled most cheaply. The Carmans road school is built right above what used to be wetlands along the Carmans river. The school district probably chose this spot because it was the cheapest undeveloped land they could afford.
Freeport High School, built right on the border of Baldwin, is another example of this.
I think a few of the roads intersecting the tracks in Bayport look a little run down. I don't know if they're "bad" or not, I'm guessing not. Just smaller, older homes. South of Middle Road is NICE!
There is a street in Huntington where you live on one side, you're in Huntington district and on the other you're in CSH. There are some little side streets off it and some of them are Huntington and some are CSH. It is really bizarre. You can tell by home price which houses are in which district! To top it off, all of these houses are walking distance to Huntington High School.
I made a very specific comment on District borders that you couldnt seem to wrap your head around.

I asked you what the point was if the houses across the street go to another district?
