In today's market sellers have to get as much exposure as possible. More people in = more opportunity to find a buyer. Many people today are just window shopping without a realtor. Even though chances are low that buyers are walking in the door; you still have to be as aggressive as possible. As far as neighbors coming through? So what, sometimes they know someone who knows someone who is looking. Nobody is a better sales person for your house than your neighbor who also loves the neighborhood. Selling your house in this climate is difficult. It's not the same today as it was just a few years ago. Whatever it takes to get your house "out there" is what you have to do. Once or twice a month, pack up the kids and dogs and get the heck out of dodge while your realtor shows the house.
All it takes is ONE buyer - and you never know where that buyer is coming from.
BTW, I bought my current home as a result of an Open House; doubt if I'd ever have made an appointment to see it otherwise...
we bought our house as a result of an open house. we actually saw the sign while on our way to see a different house, we stopped by and the rest is history. I could definitely see this as a plus.
I sold my manhattan apt via open house (FSBO)....in August which is kinda slow traditionally
As a buyer, I attend tons of open houses as I was in the learning process & got to know some good brokers. i came close to buying houses on LI via open houses. Open houses, newspaper & good online links seems to works for for me the best
While it cannot hurt, most homes are not sold through open houses. Most potential buyers who go to open houses are very early on in the process, and are just trying to get an idea of what is out there without getting involved with a real estate agent. However, you never know. Also, many agents will bring their buyers to open houses because they are easy to fit into their schedules if they are showing several houses in a day.
