Hi All,

I am new to southbay. Currently I live in El Segundo but I hate the noises and oil refinery. I don't think the city is a good place to live for long-term. Torrance is the best city I could think of moving into.

I am looking to buy a house in Torrance. I heard the school district is good in West Torrance. Does anyone know the zip code or school district's name?
Should I just look for the houses west of "Cranshaw Ave"?

Budget is about $600,000 or so. 3bed/2bath. Prefer to live in a good school district. Is it possible?

The school district is Torrance Unified School District.
The neighborhood in south Torrance, east of Crenshaw south of Sepulveda is not that bad (90501). West of Crenshaw is generally good but the closer you get to the beach the more expensive.
600K in a good school district is doable but that's the low end for house prices.

I favor Torrance b/c I can't stand the plane noise in ES......

Actually, I just found out Westchester might be a cool neighborhood too. Any thoughts?

P.S. Work is in ES so decided to live on the westside...houses are so expensive here!

Westchester is a nice area. Its "City of LA", so don't expect anything wonderful when it comes to schools. The area North of Manchester and West of Sepulveda is nicest. Home prices are equal, if not a tad less than El Segundo.

You will hear airplane noise in Westchester.

P.S. - Yes, houses are extremely expensive here.

I highly recommend South Torrance. Its a wonderful place to raise kids. Im not sure what prices are anymore, but I would use Calle Mejor Elementary School and South High School as reference.

The nicest areas of Torrance are to the South and West of Del Amo mall, however, there are some affordable areas between Del Amo and Crenshaw on Carson Blvd that are also very nice.

The area is full of families so you children would have lots of friends to play with. It is also very diverse so there are lots of different kinds of people to be around.

In my opinion, Torrance is the best suburb in LA county. Its clean, it has things to do, its close to the beach, its diverse, its safe, and its close to everything. Good luck with your move!

....so even if you live north of Manchester and near LMU, you can still hear airplane noises?

I was searching on Refin last night and found some "somewhat" affordable houses in the area you mentioned about. We will go to the open houses this weekend just to get a feel of the area.

No kids at the moment, so if Westchester is the last resort I guess I will stick with it. I know south Torrence is really nice, but fiance works in Burbank and the commute will be horrible....

Yes, you will hear airplane noise in Westchester. I used to live in the area (near 80th street, close to the little vons), and you'll hear the occasional airplane, especially the heavy stuff. I work in the aviation industry, so its never bothered me. Its really only an issue if you're outside.

I wouldn't consider Westchester a "last resort". There are some very nice homes in the area i mentioned.

So I went to Westchester to check out the neighborhood today....

It is indeed a nice area- North of Manchester and West of Sepulveda. I could not hear airplane noise in the house and that's a good thing!

I could hear the noises in the houses located at south of Manchester though.

But in general it is less noisy in Westchester than in ES.

Might have to save up more $$$$...sigh...
