The only way people should move to LA is if they have tons of cash, otherwise you are going to be stuck in a hole, and the quality of life isn't going to be that great!

This isn't true at all.

Unless you have a mindset where you absolutely HAVE to buy a house...after all, renting is flushing money down the toilet right?

the sorts of people who want security and homelife are not generally the sorts of people who are attracted to a place like L.A. it isn't a safe choice by any one's standards. unless you are making 6 figures, owning a home is really sort of a pipe dream. who would move to L.A. with the dream of buying a home? that's like moving to north dakota and hoping your year-round waterpark idea will take off. you come to this place to fulfill other dreams, and a house is just gravy.

Yes you are right. My rule for the East Valley is that as long as you stay west of Lankershim and south of Oxnard, you will be fine. Anything south of Oxnard is middle or upper middle class. This is off topic. but one thing that boggles my mind is why wasn't VV extended up to Oxnard, then boarded by the 170 and the Tohunga Wash? It looks just like VV to me and is filled with million dollar homes. Guess it has to do what elitism because that area being named Valley Glen makes 0 since Geographically. SMH.

It might interest you to know $300,000 does not buy a mansion in Fayetteville or Tulsa by anymeans. It does buya very nice home on a very nice lot, as long as living near the lake etc isn't what one is looking for.
