In considering my eventual move to California in the coming year or two, I have been researching condos in the Beverly Hills area, basically just to get a sense of what's available.

Is there a tremendous difference between the three zip codes of Beverly Hills? I just learned that the area referred to as Beverly Hills Post Office shares the 90210 zip code, but is technically still in Los Angeles -not Beverly Hills, and hence, will not be serviced by BH police/fire depts. But the property values are just as high as the real 90210.

So for a newcomer to the area, if they were to move to BH, how should one go about selecting which one? I know the 90210 is world wide famous, but the other two zips aren't so well known.

90211 and 90212 are the southern flats of beverly hills, the more modest parts. Homes tend to be smaller and there's lots of multi-family residential. The part of 90210 between Santa Monica Blvd and SUnset are also called flats but it is still more prestigious than the 90211 and 90212

SO whether you choose 90210, BH PO (which yes, is just as pricy as 90210 in city of BH more or less), or the flats, it depends on your budget and preferences. Obviously 90210 is more expensive and more prestigious.

90210 includes the actual hills with the huge mansions. If you're young/single, I'd choose 90211 or 90212 or the very very southern edge of 90210. Those are the more urban/walkable/fun parts of BH. 90211 and 90212 are gonna have way more condos though. 90210 is mainly SFR.

The southern part isn't particularly pretty to look at (including probably not many celebrities to see). Not sure it has many advantages over living outside Beverly Hills.

That was one of the first sites I noticed when I moved to LA Occasionally a woman will be walking near the building and look likes she belongs in it.

One advantage of the southern part of Beverly Hills is possibly being within walking distance of high-quality outdoor recreational facilities (including a nice park) a few blocks south of Mr. Flynt's building.

The Beverly Hills HQ isn't their production office. This is where all of corporate works, account managers, acquisitions department, human resources, marketing, payroll, etc. Their video production office is located in Chatsworth, with the rest of the porn companies.
