Hi,

My family relatives are moving from Canada to Los Angeles. The wife will be working in west los angeles by 405 fwy and 10 fwy, and the husband will be working near LAX. They are looking to buy a house with budget under 800K. 3 beds 2 bath preferably. They have a daughter currently going to elementary school. Their priority is to find a good public elementary school for the daughter near the area. any recommendation?

$800k is on the low end for houses in that area, but I'd check Culver city and el Segundo.

Culver City has good schools and is central to the work
locations. Most homes are about $800k. If under $700k, the home might actually be in Del Rey (using CC zip code) with subpar LAUSD schools, so be careful.

There are some great houses in Westchester for under $800k and a good elementary school. Not so sure about the middle school and high school though. It is LAUSD.

El Segundo has its own school district with great schools, close to the airport,not sure on prices though.

I third El Segundo. Their schools have a good reputation, except for that recent arrest of the child molester teacher.

Culver City Schools is where I'd focus. If they are looking for south of the 10 and west of the 405, look into Mar Vista.

Mar Vista Elementary and Westwood Charter if also close by.

Grew up in the area and despite the congestion now, still love it. Gluck!

Laurel Canyon is one of the most expensive neighborhoods of L.A. city and traffic would be absolute hell going to LAX from there, or even to West LA/Culver City from there.

Plus, Bancroft Middle School and Fairfax High are nothing to boast about.

Avoid any LAUSD areas. Look at Culver City (pricey, albeit not as pricey as Laurel Canyon) and El Segundo

I like Mar Vista too, but I think they would be hard pushed to find a 3 bed 2 bath house for under $800k anywhere west of the 405 and north of the airport unless it's a serious fixer. And even then...A year ago, maybe, but not anymore.

Also agree re Culver City schools, but even there, it's starting to be slim pickings under $800k.
