How can I make a property I own into section 8 housing? I actually want the whole property to belong under section 8, not a property that is not section 8 but accepts section 8 vouchers.

All of my friends who accepted section 8 had major issues on tenants leaving. Had to replace doors, kitchen flooring, kitchen cabinets, carpeting. Each time!

Agreed that section 8 is more trouble than it's worth to a landlord. Unless your property is in shambles now and you don't care or can't get anyone to rent it then maybe consider secton 8.

But I can't imagine not being able to get renters in a city like LA. Even some of the worst apts I've seen have a line of people waiting to rent.

I've looked at alot of apartments, both Section 8 and not. The number of problem section 8 tenants is less than regular tenants. Section 8 vouchers are hard to come by these days and generally the tenants do not want to mess with the good deal they are getting. For the landlord there is a benefit in knowing you will get a rent check every month and section 8 rents are at or above market rents in alot of areas.

In regards to the OP question, these days it's hard to make a building a Section 8 one. There are limited funds for the Section 8 program and these are generally given to qualifying tenants and they choose where they want to live. You can advertise that you accept Section 8 tenants but you won't be able to turn away tenants that don't have a voucher. There is an annual inspection program for Section 8 units, they check for things like smoke detectors, working outlets, door locks, etc.

Very true! You can advertise you "Accept Section 8" but turning away tenants that don't have the voucher could be grounds for discrimination! The positive to Section 8 is they usually pay above the average amount for rents in a given area and the Section 8 portion of the rent is guaranteed for the term of the lease even if the tenants don't pay their part.
