None of Ladera Heights is districted for Culver schools. Private schools is what the common deal is there. I would probably do the same if I had the money to buy there. Like somebody mentioned, its out of the OP's price range (and mine).


Who cares if they call it Cali. Geesh people get a life. 5% isn't a big ask, I think you will find lots of options.

A condo in Fox Hills area of Culver could check a tick a lot of boxes. Its right on the border of Ladera Heights. I don't know if you are open to a condo though. That is about all you that budget gets you in that area. Culver 2010 data is 9.5% black while Ladera shows 71% black.



I guess it comes down to schools versus space. Which do you want... At least on the westside, you can't have it all.

I'm curious, from where are you moving and if self-employed that can work from home, why move to a high-cost region with where African Americans are fewer than found east of the Rockies?

I would agree with Baldwin Hills. Also, Inglewood is becoming more popular and I have family who sent their kids to private School -Santa Monica Catholic.

Blair hills is probably outside of OP's budget. You would be lucky to find a tiny rundown 1 or 2 bedroom place for 700k anywhere in culver.

Rancho Cucamonga. Trust me. You wouldn't be disappointed. Large AA community out there. Great malls, school system, open space, your home will appreciate in the yrs to come. I would also consider North Fontana, sits right next to Rancho Cucamonga and very similar, but little bit cheaper currently. Prices are definitely going up. Not sure about Temecula. But I don't hear a lot of AAs say hey I live in Temecula. Long Beach would be the next best option if you like to be closer to the water, great cosmopolitan life, restaurants. Baldwin Hills is okay, but not sure about the surrounding school system. Hope this helps.

I was looking at torrance or signal hill a while back, still thinking about it. But those areas are jumping up in cost lately. Torrance has some good schools but census data says its under 5% AA. LB area is same deal as Ladera, you probably have to do private schools there if you want higher rated ones. Balwin Hills too, the cost to school rating ratio suggests private schools. As you go south from Long Beach it gets less black. I'm not sure exactly where you cross the 5% threshold. The 2010 census data is probably not accurate any longer in any case.


Sunray's suggestions way outside of centralized and costal LA are probably right on for a 700k budget. The box ticks don't work.. 700k and good schools, and a large single family residence, and an AA presence. Not possible to tick that many boxes in that part of LA unfortunately. Gotta give up one or three.

Moreno Valley is double that at 19%
San Bernardino is 24% -- triple that!

Victorville is 21%, over double that.

Lots of middle class African Americans moving there from California.

Sure, there's no beach, but there's a stronger community there and it might be more in range, economically.
