Hello,

Family of 4 (2 little kids less than 3 yo) contemplating a move from the Northeast to Santa Monica for work. It appears to be horribly expensive. I don't know the compensation yet, so hard to decide on a budget. Ideally 4k/month for housing. Is this realistic? Or do we need to commute 2 hours each way to SM to make this budget work? I'm not aware of the various areas around SM that could work for us.

Just for reference we currently live in a 4600 sq ft house with 4 bedrooms, a full size basement and 3-car garage. I'm aware we're looking at a significant downsize, but I would still like to be in a house with space for 2 cars and some storage... Crazy?

Four thousand a month, to rent a house is Santa Monica, is unrealistic. You will find nothing.

I recently saw a townhouse (albeit a nice one, with a private 2 car garage) renting for 7k a month.

Maybe a condo in nearby Culver City. If you really want to stay in a house, especially 4 bedrooms, your budget needs to be 6 to 7 k a month.

Santa Monica is surrounded by one of the worst slowways in the USA.

The 10 and 405 don't move at all in the morning.

For 4K you could likely rent a nice and modest home (albeit much smaller than 4600 sf) in a place like Sherman Oaks. This will put your commute around an hour each way. If you want to be closer and can up your budget a bit, Westchester may be worth your consideration. You mentioned you aren’t sure about comp yet, but keep in mind that the cost of housing relative to income is much higher in CA than pretty much anywhere else in the country.

1500 sq ft 3 bed 2 bath house will cost you ~6-8K a month in Santa Monica. $4K will get you a 2 bed 2 bath condo.

I don't see that kind of commute in my future. Already hate the current commute in NJ. Ideally we would stay as close as possible to work.

Looks like we're gonna have to up the budget. I see that for a 7k rent, if I want to stay at 30% of gross income, it will have to be 280k a year. Or 40% of gross if that's closer to the expectation in CA, that's 210k. These guys better pay well.

Is there a particular website or resource that is commonly used in the area for house rentals (vs. just apartments)? Or pretty much just Craigslist/Realtor/Apartments.com

Lmao at Austin being on this list despite being less than 1/10th the metro size of these other areas. Austin has completely **** infrastructure for how much its grown

For how bad the infrastructure might be in big Texas cities, I'm also looking at a possible relocation to Texas. And I have to say, so far the financials are much more sound...
