In Maryland the beaches are not year-round places. There are year-round residents of course, but the fun factor disappears with the summer weather. There are some businesses open in winter but more than 1/2 close down after the tourist season. It is often very windy during the winter and I've heard it can be somewhat depressing. It may be something to consider if you really want to move to a Maryland beach area.

So you want to live at the beach, and PA is one of your options? OK then...

I suggest someplace inland a little. Maybe even another state. MD is not a beach friendly state outside of Ocean City. And Ocean City is extremely touristy with smothering crowds and stifling heat and humidity in the summer. Pennsylvania has no beaches that I'm aware of.

MD has unique waterfront laws. In MD the property owner has all rights and can (and usually does) deny land access to any beach or waterfront. Public access is only allowed from the mean high tide level down into the water. What that means is you could have 10 miles of beach and no way to get to it. Couple that with a very limited supply of public access beaches and you have a serious case of the haves and the have nots.

The only large beaches are those at OC and Sandy Point State Park. Sandy Point has it's own unique issues that keep a lot of people away from it.

Fenwick Island (DE) is probably one of the best beach area in the region. Houses on the waterfront are expensive though, 1.5 to 4 million, but small properties a block or two from the water might be 400k to 500k. My friend has house on the bay side of the island (maybe 15 feet from the water) and it's just fantastic. The ocean side is only about 1/4 mile away and for the residents, beach parking permits are given.
