Working with a client from Florida planning a move to Boston. Here are the details, tell me where they should consider living...

1. Husband will work near the Harbor, finance job
2. Wife probably won't work for now
3. 3 kids - middle and high school, strong public schools needed
4. Budget - $2mm - $3.5mm
5. Need 4/5 bedrooms or 4 with finished basement
6. Kids play very competitive travel soccer currently, at MLS NEXT level if you're familiar.

They're exploring Newton, Needham, Wellesley possibly Milton. Any input on any of the points above?

It really depends on what they value in a house: new vs. old, square footage vs. lot size, proximity to walkable amenities or all car dependent. Even with that budget, they will need to make compromises. I would take Winchester over the communities mentioned.

Milton, Westwood, Newton, Winchester, and Belmont came to mind.

2mil might be a bit too low for the top tier suburbs. However, the next tier are just as good.

What are “top tier” suburbs in your opinion?

I think Newton, Needham and Wellesley are perfect suburbs for them to explore. I'm in Newton. My neighbors moved here from Milton a few years ago.

The $2-3.5 million will get a nice house in Newton (or Wellesley or Needham). I really don't see any reason to look anywhere else at this point.

At that budget, you can live comfortably in Massachusetts in a new construction 4br house in most places. If your client cares about prestige, some towns are more known for that here. “Top tier” are the affluent towns we always mention on this forum.

I would say…if the kids want to play soccer for a public high school team (not just travel soccer), they should look into that more. Unfortunately,I don’t have the answer to that.
