does anyone have any idea how much it would cost to build a simple 2 bed 2 bath house in West Maui?

say the lot is already wired for plumbing, electricity, etc.

also, what's the tax rate for land? how much would I be paying for a 6,000 sq ft lot?

First off, you shouldn't build a home with 2 bedrooms - it should always be a minimum of 3 bedrooms, otherwise you drastically impact resale potential.

Regardless - you can do cheap kit homes starting around $120K and it goes up dramatically from there depending on size, amenities, etc......

personally I would build a 10 bedroom mansion brah.... but you'll need to hook me up with a few mil.

My point is, with 6000 sq ft of land, you have plenty of room to build, the added cost (minimal) for the 3rd bedroom will more than pay for itself.......

anyone know how much you have to pay the government on a lot? like, a lot without anything on it.

just curious how much it would cost monthly to have just the land.

Last time I bought a lot several years ago, it was $6,200 for the lot and $100 per year for land taxes. I think the land taxes have now doubled to $200 per year, but I sold the lot for double what I paid for it. It was a quarter acre building lot up in Volcano. Pavement, power, no water. Flat, easy to build, nice neighborhood although not directly in the village. But, this wasn't on Maui, either. As they say, the three most important things in real estate: location, location and location.

We built a little home on Kauai that was 3/2 square home (cheaper if square) raised about 3' off the ground for $200 a square foot. This bought us a basic home. It was 1,100 square feet with hardiplank Siding, 200 square feet of covered decks, laminate wood Home Depot floors and laminate counters. It turned out very nice and cute. We still have the plans if you are interested.

On Kauai count on 400 to 500 per square foot for a good quality home. I doubt anyone can build for less than 250 a square foot on Kauai.
