My wife and I have in fact visited the Boca Del Mar development about a year ago. We first met with Frank in Cancun where he graciously took us out to dinner. The next day we visited their office where they gave us all the information we needed for our trip to the development. We then drove down to Majahual to see the property and vacation at Mayan Beach Garden for a week. At that time there was very little clearing done to the development but it was well marked by the highway to Xcalak. I am not sure how much more has been done since that time other than the entranceway. We are planning on visiting the area again in about 30 days as we really love it down there. We did buy a parcel and are looking forward to seeing progress there. Not just in Boca but Majahual also. There was still much recovering to be done after hurricane Dean, the last time we were there.

Regarding your post about Boca Del Mar on the costa Maya.
I have property just north of Xcalak. I purchased about 20 years ago.
I have spent many winters staying on my property there in an RV.
I've watched the development of coast over the years.
I would be very careful about getting involved with Boca Del Mar.
I believe they are a "fly by night" land development company.
Their development is 9 miles from the ocean and in the swamp of Chetumal Bay.
The land there my not be suited to development.
Mexico has many new enviormental rule in place and wet lands are a priority.
All they have done so far at Boca Del Mar is to put up a fancy wall along the jungle/swam road to Xcalak where they plan to develop. I've heard rumors that the Mexican agency SEMERNAT (enviormental agency) will not allow them to develop this wet land area.

PROCEED WITH CAUTION would be my suggestion.

There are developable lots available along the coast near Xcalak.

I would suggest that you contact Xcalak Reality they can tell you what is real and what isn't.

I have also met with Frank and am pondering purchasing a few lots. It seems legit and I can't really find anything negative. If anyone has more info, please come forward.

Default Boca Del Mar - Mahahual

My wife and I have also purchased property from the Boca Del Mar development and all I can say is that we’re glad we did. We flew into Cancun on a Thursday, met with Frank and our realtor Ken Bundrick at the Boca Del Mar office in Cancun (we were quite impressed with the office design), and thoroughly discussed the development, location and the history of the development of the coastal regions in the state of Q. Roo. Frank then graciously invited us to dinner. Come early Saturday morning, Frank and Ken picked us up at our hotel and drove us down to Mahahual to show us the site. I must say, the 4 hour ride was quite informative as Frank was once again kind enough to explain the history of all the towns we passed along the way. When we arrived in Mahahual, Frank took us to the site and walked us through the property along a dirt road that divides the property. We didn’t see any wet lands or marshes (and coming from Florida we would know), everything was high and dry. The gentleman who states that “their development is 9 miles from the ocean and in the swamp of Chetumal Bay” couldn’t be further from the truth. Boca Del Mar has frontage on the paved Mahahual-Xcalak highway, Chetumal Bay is nowhere near the Mahahual-Xcalak highway, it’s on the federal highway that goes to Chetumal passing Bacalar. You can see it on any map, Boca Del Mar property ends about 1000 ft. from Xahayxol (hope I’m spelling that right) road which leads to the beach. The highway sign clearly said 2Km to the beach. Frank drove us down this road, took us all but 2 minutes to get to the beach. My wife fell in love with the place. She loved the area, the beach and that little place called Cabanas Xahayxol. After spending 5 + hours with us (and let me tell you, that’s no easy task), Frank took us to lunch in Mahahual (loved Tapas Bar), showed us the little city where the cruise ships dock and then took us home. On the way home, he was nice enough to stop in Tulum and Playa Del Carmen. All in all it was memorable, probably the best mini-vacation we ever had. In my opinion, Frank and his company went above and beyond and most companies today could learn customer service from them. To say that they are a “fly by night” company is an out and out lie. The Poster clearly has it all wrong. From where Boca Del Mar is located down to the rumors, the Poster has it all wrong. And then he refers you to a realty company? I performed my due diligence on Boca Del Mar before I purchased multiple lots, in this day and age you have to be careful, and AIHG/Boca Del Mar are Realtors. They belong to the NAR (National Association of Realtors U.S.A.) Its Mexican lawyers and Mexican realty companies that you have to be extremely careful with. I too, have been coming down for years and I know. Get it straight or your rumors will deprive a lot of us of a good opportunity and chance to do business with decent, hard working people. Unless you know or have dealt with someone personally, and the Poster obviously hasn’t, you shouldn’t be so quick to judge.

We're interested in knowing when you plan to build? Do you have any updates on the development since your last post? My husband & I have also purchased property at Boca del Mar and plan to build next year.

Does anybody has purchased any land from AIGH in Mexico or do you have any information or Does anybody purchase land in Boca del Mar through Fractional Ownership Program (FOP)? Can any body give some information about this investment program? Thank you.

You mean under state eminent domain laws. After that decision many states changed their eminent domain laws.

Hey, I've been to Majahual! I was in Tulum in December for a week or so, and then decided to explore further south. I went to the ADO bus station and bought a ticket to Majahual. It was a 3 1/2 hour bus ride with one decent sized town along the way (Felipe Carrillo Puerto). The bus got to Majahual in the late afternoon.

First thing you notice approaching Majahual is the miles of dead trees outside of town, blown down in a hurricane about 5 years ago. The town is a sleepy coastal village with a small malecon along the shore. The reef is only about 50 to 100 meters offshore, and the beach was not very clean. Lots of kelp looking stuff washed up.

I found a small but clean, new hotel about 5 minutes walk from the ADO bus stop, El Caballo Blanco. It is run by a woman from Bronx, NY with her husband (from Mexico), her sister and her daughter (and daughter is the town doctor). They also run a pharmacy in the downstairs lobby of the hotel. They sell lots of "pharmacy stuff" (viagra, cialis, condoms, etc) when the cruise ships pull into port almost daily during the winter cruise season.

After I settled in I went downstairs and spent a few hours talking with them while they were baking Lasagna. They invited me to a Lasagna contest at LaTerraza just down the block for dinner. What a great time and great food, considering I was just a stranger who got off the bus just a few hours earlier. And the young fiancee of the Italian guy who owns LaTerraza then belted out some songs like someone on "Idol".

Majahual is far removed from large towns. For someone looking to get away from it all, it is a LONG way from it all. You need to be willing to drive a long distance for shopping. It is well over one hour drive to Chetumal, which is south towards the Belize border. Playa del Carmen is 3+ hours north by car (longer by bus). There are just 3 or 4 busses per day leaving town on ADO.

Xcalak is roughly 30 km further south from Majahual, and there is only one road in and out since it is at the end of a peninsula. True, it is a mostly unspoiled coastal area, and does not resemble the heavily commercialized coastal zone between Cancun and Tulum. Golden Rule is don't buy real estate in a far away place unless you have spent plenty of time in that place to feel comfortable there and know for sure it is what you want. True, there is a lot of unspoiled coastal area between Xcalak and Majahual, but be prepared for traveling some distance to get many goods and services.
