I am going to move from Atlanta Georgia to the Miami area.
I currently live in a high rise and prefer the high rise life.
I own my unit now and one of my biggest concerns is the integrity and financial solvency of the homeowners association as I plan to purchase.
I live in downtown Atlanta which my friends and employees in the suburbs equate to living in a war zone. It has some rough edges, far from a war zone, and I point this out because I am a single man that is not afraid of an area that has some rough edges. I actually enjoy the rough edges.
I have a budget of $250K.
The building I live in now is probably the oldest and cheapest in downtown Atlanta, has no amenities, but I love it simply because of the location. I walk to many food options, to Philips Arena, the Fox Theatre and the Georgia Dome and am a quick subway ride to the airport, Atlantic Station, Buckhead, etc. if you know Atlanta.
I also have a private balcony with a pretty nice view (as views go in downtown Atlanta).
I want to live on the water, ocean or bay is fine, and do not want to go further north than Sunny Isles Beach which may still be too far north for me.
Because of my business ideally I would not be too far from the downtown area.
My first thoughts are South Beach or Brickell but really will consider anything.
I am looking for some out of the box ideas. Any areas or high rises that may be great investments for the future?
I have to be within walking distance of places to eat, nice places and food court type places as every meal I eat is out or delivered. That is the only requirement besides the association solvency one, I like to walk to my food.
A grocery store and drug store ideally would be within walking distance. One last ideal, I am a movie buff, a theatre within walking distance.
I know 250K is not a ton but in this market there has to be some diamonds in the rough that are worth taking a chance on.
Feel free to also recommend a real estate agent.

With a budget of $250K, you should have plenty to choose from in post-boom Miami. If you want to be within walking distance to as many places as possible, your best bet is to go with South Beach. It's the most walkable area in the whole county. Other than that, I'd suggest Brickell Avenue, or Biscayne Boulevard (from downtown to NE 36th St.).
