Hi,

I have a couple questions. Im looking for an apartment here in Miami but i have bad credit how bad will this affect me? will it make it near impossible to find one in a good area? trying to get an apt close or around doral area.

1. seeing as most of the population here has bad credit or no credit. you should do fine.

2. you do realize theres alot of garbage dumps in doral and youre very likely to get days where the air reaks of sickening sweet fermenting garbage depending on where you are downwind of the dumps. (i work in doral)

Why not try Miami Springs? Its not too far. I'd call it a bedroom community. Fairly quiet yet close in proximity to the airport. Cixel is right about the HUGE dump in Doral. I couldn't believe they actually built so many high density homes there, and they sold, too. I would not live there.

You probably will have trouble with the credit, though.

just remember that someday those mountains (literally) of trash will be turned into parks and valuable hill-top realestate.

people float ashore and dont have problems with credit, not sure why he would.

lol.. i know the smell you are talking about i get in to work around 5:30am its god awful. I will check out Miami Springs i use to live there as a kid.. great neighborhood has it changed any?

The nicer apartment communities in Doral are along 112Ave, that area is as far away from the dump as you can get in Doral, and not all that bad. They are nice, new apartments now...and somewhat upscale, I am sure you will need good credit. If you have to live in this area, in a nice apartment, find someone to co sign with you or get a roomate who already has a place. Otherwise, you will be fored to rent a room in a house in a less desireable nearby area...

I don't rent to people that have bad credit unless they provide me sufficient security deposit. I have now included a legal fees security deposit in my lease apart from my standard security security deposit. This amount covers me for legal fees and processing of evictions. The rest of the security deposit is used to cover breaking the lease. Miami is a horrible town!

I suggest you offered additional security in lieu of your poor credit if it is an issue. It may arise if you are interviewed by a condominium association and a credit history is part of the application process. The owner has the right of refusal based on credit history.

Maybe you could try renting a room in a house in Doral. I know someone who did this, but not sure how he found it. Maybe craigslist or something. I generally don't like to recommend the apartments in Miami Springs to anyone because the ones I've seen seem to be kind of questionable to me - seedy, transient, depressing - I wouldn't want to live there - but sometimes you can find a cottage someone is renting out behind their house, that's a better choice. MS is close to Doral, but the commute is not good, lots of traffic. I'd rather live in Doral if I had to work there. I've never noticed a Mt. Trashmore smell there! Then again I usually don't venture farther than 41st St.

Check craigslist: miami classifieds for jobs, apartments, personals, for sale, services, community, and events (http://www.miami.craigslist.org - broken link) and go to housing/apartment wanted. There are lots of by owner renters. Something that you didnot mention is, do you have kids? If it is your wife and you, or a baby or just your self, tenants might not mind your credit.
