I'm moving down to Miami soon. What are the best areas to look for 1-BR apartments? I will be working in the airport / West Miami area and trying to keep within maybe a 40-minute rush hour commute.

Also what price ranges could I expect for a reasonably nice 1-BR?

Is downtown one of the better areas to look or should I look at places like Kendall, Coral Gables, and Coconut Grove?

On Average for a nice place (Somewhere i'd feel comfortable letting my wife live is my barometer of a 'nice place'. My standards are lower for new to the area )

Downtown - $1600-$1750
Brickell - $1800-$2000 (lots of inventory)
Edgewater - $1600-$1900
Midtown - $1800+
South Beach - $1500+ (hard to compare apples to apples)
Coral Gables - $1900+
Coco Grove - $1800-$2200 (much tighter inventory)
Doral - $1600-$1900
Aventura - $1500+

Keep in mind the nicer highrises (like Brickell, Aventura) often include cable and/or internet which can let you get a higher priced place vs a building that doesn't.

Other items that can affect cost - parking (more in South Beach vs included in Downtown/Brickell) ; pets - not as many big dog friendly buildings like there used to be ;

Just about all condos include water.

Also - Apartment Buildings are NOT the same as condo buildings. APT buildings have a cheaper move in cost (1 month and some fees vs 1st/Last/Sec + app fee), however, APT Buildings nickel and dime you which drives up the cost. They advertise a 'lower price' but it almost always goes higher than a private condo due to these costs.
The costs can be: Monthly pet rent, Monthly parking, Cable, Internet, Trash, Water, 'amenity fee'..these can be cheap, but add up ($30 for water, $20 for trash, $125 for parking, $50 for dog) - next thing you know that '$1800' 1 bedroom at Solitair Brickell is $2150 where as you could have looked at $2100 rentals in Brickell, got the price down to $2000 and got free cable/internet/parking/water/trash and no dog fees.

Hope that helps!
