I know Coconut Grove is on higher ground and probably wont be swallowed up by the ocean as quickly. (Ive read so many articles with the attitude "this can't be true" but no it doesnt look good for increased flooding etc)




Not counting the major roads -which area seems to have less traffic?



Which seems less touristy?


Are there demographic differences- agewise especially?


Bonus question- which has more palm trees per block?

articles?......but didn't check one single fact I see

sea level rise in Miami has been remarkable consistent for the past 100 years....global warming has had no effect on sea level rise in Miami at all

...it's not even 1 foot in 100 years......it's 0.96 feet in 100 years...and has not changed in 100 years

that's about 1 inch a decade

I'm assuming you mean South Beach by South Miami Beach.

I wouldn't take a condo there right now if someone gave me one for free. Crime is up, many of the hotels are still shut down, and it has become ratchet.

I love Coconut Grove. It was an artists haven during the 1970s and 1980s but is now an upscale, gorgeous area. The waterfront views are gorgeous.

Coconut Grove has hardly any palm trees. It has something much better: a truly amazing canopy of shade trees.


The Grove is WAY WAY less touristy than South Beach. You can get away from the tourist vibe in Mid Beach and North Beach.
