We're house hunting in Miami. I'm finding reasonably priced condos in the area that's west of Brickell, South of Calle 8, and east of 12th Ave. We just moved here a week ago and are staying in temp housing. What's your opinion of this area?

We're a young couple, no kids, 2 dogs and prefer urban to suburban. I know Brickell is much nicer, but I really don't want to spend all our money on housing (rather spend it on travel!).

Thanks for your help!

Depends on where you are looking.. There are certain areas (The Roads area and Shenandoah) that are really nice... But there is also certain areas in Little Havanna that are a little rough at night... if you are local already, just drive around at all hours of the day and especially night and on the weekends... You will get a flavor for the type of people that are around...

There is always a reason why things are cheaper...Whether it be amenities, location, security or whatever... Just weigh those out...

not sure what your budget is but Coral Gables is a little West from there and it is an awesome area but I am partial to it because I live there...

Good luck.

Don't be afraid of celebratory gunshots in that neighborhood on birthdays, quincineras, and New Years eve if you move to the area you just described. Spyderman has a point, the area is rough no matter how you cut it.

Just wanted to add something to this thread.. I am a real estate appraiser and have lived in Miami my entire life (35yrs this month). The Roads and Shenandoah have improved greatly since I left the area 15 years ago, there are several new condos/condo conversions on Coral Way or 3rd Avenue is you're in the roads area which are very affordable (at least now they are) and allow you convenience to everywhere you'd like to be the Brickell/Downtown areas, Key Biscayne, Coral Gables and so forth.. other than that check the Brickell area like the Neo Condos which are loft-style condos that are brand new and very, very, very affordable right now.. just my two cents
