A 7.5 acre parcel that adjoins mine is up for sale. It has a well, a meter and three derilict trailers that need to go away. I can get it for about 3K per acre, I have the cash...should I do it?

My land is 36 acres of forest, no utilities. This parcel would give me a 2.5 acre clearing with the rest being woods. It has highway frontage and would give me a total of 3/10s of a mile of frontage.

Any one drill a well lately? How much did it cost you?

I am meeting the current owner Friday to walk the land.

3K an acre? Dang where we moved from a lot ready to build on (say 7800 sq ft) goes for 100 large and up. Our realtor when we bought six months ago said it can run up to 15K to drill a well but I have no idea how accurate that # is.

What area are you in? In my area, we recently had some well issues with contamination. The affected areas had to test their wells and have new ones drilled if they tested positive. I highly suggest you get the well tested, or see results of a recent test before counting on it. Yes, it can cost many thousands of dollars, depending on how deep you have to drill and cased, so a good one is worth a lot. Also check out similar properties for competitive pricing. Land is seldom a bad investment, unless it turns out to be a toxic dump or something.

Beautiful area.

Just based on your comments, I would say go for it. Seems that the positives outweigh the potential negatives.

As to wells and water and testing, here are some links for info:
EQM103 Drinking Water Well Management, MU Extension
Water testing, Soil and Plant Testing Laboratory, MU Extension
EPA > Local Drinking Water Information > Missouri Drinking Water

For costs, recommend looking in local phone book - prices vary quite a bit from region to region, depending upon depths and rock types. In your area, you will be most likely hitting some harder rocks, I would imagine not as much limestone, more granite.

Some questions to consider:
Do you have highway frontage now?
Does this give you a different route out?
Do the trailer pose any potential negative liability, for you?
In what shape are the electrical system?
If you didn't buy it, who and/or what may move in there, next to you?
