Need to continue building houses in Mobile... There is a big shortage... the volume builders say there is still plenty more to come

Yeah Mobile County has an insane shortage on new house

Mobile County only has a new construction of 49 in the market rn, which is insanely low compared to everyone else

Birmingham metro: 536
Huntsville: 810
Tuscaloosa: 106
Montgomery: 205
Athens: 351
Baldwin County: 471

Pretty much as soon as a home is built in Mobile County, it’s sold

Hopefully the shortage is coming to an end soon, looks like all 3 of 68 Ventures subdivisions under construction are about to start producing houses which is almost a total of 650 houses among the 3, there’s also a few DR Horton Neighborhoods about to pop up

Oakmont at the intersection of Crele and old Pascagoula rds

Valor Ridge on Schillinger just north of Three Notch

And Heritage Lakes at Eliza Jordon rd and Airport Blvd

Unfortunately, those are all DR Horton neighborhoods as well. They are partnered with 68 Ventures for the development of them.

I don't think our population loss is a migration to Baldwin. Majority of it is a migration to other metros. Baldwin is attracting the transplants that have came for jobs though.

Most growth in Baldwin is retired people. Hence the higher than average median age.

Pre Development came out for a new 205 lot subdivision near the Southeast corner of Zeigler and Schillinger

Presumably still in the planning phase, in their pamphlet that they submitted to the planning commission, they said they plan on breaking ground in Fall of this year, ie around a year after PUD was approved, the same goes for Rangeline Crossings Apartments… the only that’s late is the Dauphin/Sage Apartments, which was supposed to break ground this past spring, although they did pursue the rezone from the city council and it’s now all zoned R-3
