Buyer had a USDA loan. Buyer said she would go ahead and move into my home and pay rent until closing since closing had been delayed because of the government shutdown. This way she could go ahead and move in and I could stop paying on 2 places so it was a win-win for both of us.
Buyer moved in on Oct 14 and closing was at 4pm Oct 30. Would she pay rent for 16 days or 17 days?

She had paid me 1 month of rent but ended up closing sooner. Therefore I sent her (via FedX to the closing attorney) a check for the remaining days she ended up not renting. I charged her for 17 days so sent her a check for the remaining days of the month.
Closing was this past Wednesday and a couple of hours ago I get an email from my realtor telling me the buyer and her realtor say they don't agree with the 17 days and that I owe her for one day. lol My realtor said she was going to meet up with my buyer and go ahead and pay her out of her own money.
I told my realtor that I would pay it if I owed it but I don't and I asked her not to pay it. I don't owe it so why pay it?
I paid mortgage and interest for that day. House was still in my name on Oct 30th and I agree about the lateness in the day that it closed. My realtor can pay her if she wants but I honestly don't feel she should so that's up to her. I asked her not to. I feel bad that she is but that's on her because if up to me, I wouldn't.

She paid principal and interest for that day, too. She's low income or she wouldn't get in the program. And makes me conclude this is not a whole lot of money. She didn't set the rate. You did. If you didn't like the rate, you could have cut her loose.
Like I said, I agreed to most of her demands. I had to if I wanted to sell her my house. She knew this so made demands of what would make her want to proceed with the sale. This last request, I feel I don't need to give in to her. I personally feel the home is closed, she owed rent for the 17 days and all is well.
I'm sure all won't agree but that's fine. I still enjoy hearing others views. I'm willing to change my thoughts on this but have yet to hear a good reason why I need to pay her for this last day she is requesting.
Property sold and closed. Now just a issue of one day. Your realtor had the right idea. Just pay out of pocket to move along. People have better things to do.
