Our listing agents got our house approved for a buyer to use a USDA loan for purchase.
Are there any fees that we, as sellers, would be required to be responsible for other than anything negotiated in the contract? In other words, are we required to pay a certain amount of closing costs, etc. by USDA? We need to know this up front before doing any type of negotiation.
Also, where can I see the requirements on the inspection since apparently they are using FHA guidelines. We had a pre-listing inspection done, but I need to know if there is anything he didn't write up that we might get hit with.
I was the buyer on the side of a USDA transaction, but was under the impression that it was just like an FHA loan as far as mechanics, and there were no unusual expectations of the seller.
