First places that come to mind are Hagley and Litchfield Country Club. Hagley is eclectic, and still has a few natives as well as a few unpaved roads. It's popular, particularly with the younger market. It backs up to the river and contains a public SCDNR boat ramp. Wide range of home prices, including a few $1M on the river. I believe Litchfield Country Club was the first planned development in this area. Don't think of it in terms of today's country club communities. It's basically a large neighborhood of homes wrapped around a golf course. CC membership is optional. Traditions and Pawleys Retreat are a couple others not quite as old. Both of these tend to have smaller lots. All 4 are ungated and Traditions is the only one with a neighborhood pool unless you live in LCC and join the country club. There are also quite a few homes scattered around, not necessarily in any specific neighborhood that can be good values. An experienced RE agent is important with these to avoid the ones located on what was previously wetlands.

The Waccamaw Neck is a geographical term referring to the spit of land between the ocean and the Waccamaw River, running from the bridges at Georgetown up to oh, say about Hwy 707 in Murrells Inlet. It includes all of PI, Brookgreen Gardens, Huntington State Park, etc. Once you get off the neck, you're heading north on Hwy 17 into Garden City or west on Hwy 707 into all the new developments that's now part of the broader Murrells Inlet area.
