My post was directed to the original post and not yours. My point is that the original poster may have a cause of action against the buyer's agent if the agent misrepresented a material fact relating to the adjacent land. If the agent had said nothing or that he/she didn't know, then it's on the buyer. But misrepresentation to drive a sale could (emphasis on could) be problematic.
