Just curious. All the HOA fees seem really high in Naples and some mention they include a golf club membership. Any chance that is optional?

Different clubs require different things. Some only require social memberships and some will require golf and social. You'll have to deal with each on an individual basis.

A social or golf membership is on top of HOA fees.

I paid around $12K a year for golf, or could have paid $3K for a social membership.

Then the master HOA was around $750 a quarter I believe.

Then the community HOA was another few hundred a quarter. Yea, there were 2 HOAs.

The OP may be referring to 'bundled golf' communities, of which there are ~ 40 in greater 'Naples' area...

Basically, if one has a SFH or condo in those bundled golf communities one is required to pay an annual 'golf' fee, in addition to HOA/COA fees.

Each rez household is then a 'member' of the golf side of the community and can play if one chooses, per the tee time/cart rental/golf club rules and regs.

In most/nearly all of the the non-bundled communities golf is a separate cost in terms of initial fee, annual dues, et al, which may not be 'required' to live in that community.

What community? You'll get more specific responses if you let us know. Sure the golf membership may be included (included may mean mandatory LOL) bundled?, but I'm sure there are still fees to pay. Start researching the communities you are interested in. Google the communities and start reading. Look at the Collier county appraisers website and put in the address. Lots of information there.

When we were looking at homes, we compared the fees and taxes of a bundled golf community with a CDD with a community with no golf included and no CDD. You may find that communities that don't include golf and CDD and then buying into a cc , may be the same or lower cost than a golf included CDD community.

We looked at a home where the golf membership in the local cc was included. But, you still had to pay the yearly fees, etc. You did save on the initiation fee which is good, but we felt that was built into the price of the home looking at local comps. We also weren't really interested in a golf membership.

If I had to guess without knowing the community, sounds like the owner bought a golf membership and is selling that with the house. So you'd have to pay the annual golf fees and possibly require you to spend a certain amount of $ each year at the restaurant/clubhouse. (usually $1500 or so).
Otherwise if its bundled then yes you have a membership and higher HOA fees. But its great for golfers and you get lots of 'reciprocal' use at other clubs in off season!

Is the price of the home lower than that of similar homes? usually bundled golf homes are priced lower than non-bundled /non golf homes. (Worthington vs Village walk in Bonita)

It's hard to tell for me without knowing the market there. I don't really know neighborhoods or anything.
