ALL OF MY top producers are down on listings compared to Jan 2020 - some are down 50% and back working buyers again instead of prospecting for listings. Sellers are all saying the same thing "Sure I'll sell, but where am I going?"

Your info is wrong, I sold more then 1 house. Wasn’t hard. I just don’t have the personality dealing with people in that capacity I admit because it’s all emotions instead of logic, so it was hard for me in that regards I guess just to dumb myself down and “emotionally sell them”.

All I hear is my my my my when I read your replies. I hope you are as good giving credit as you are taking it.

And again your statements make it sound like residential real estate is sophisticated and requires some sort of rare intelligence. You even admit realtors act like other professions when they shouldn’t be, but of course they are in a fight for their life to justify their market value.

I’m really rooting for Zillow and would love to see 80% of realtors get wiped out of the market place. You’re right there is a lot more realtors then there use to be, and way too many now. The market didn’t need me and I’m not going to try hard to create a need and pretend I’m some rare commodity when I’m not, not worth the fight or stress.

I’m thinking trailer life now. You know something nice with a bathroom and actual bed! Will be fun.

I will always be a spectator of the Naples market and can’t wait to see what happens when this bubble pops like the one in 08.

And maybe as the market becomes over saturated with young lawyers it will evolve where the lawyers are the ones representing the clients on the contractual side of things, and an hourly paid realtor is opening the door, managing MLS data, running comps that a computer does simply by inputting some numbers, communicating back and forth with the other realtor on behalf of clients and handing over the keys.

We are five to six years out before retirement. At that point we will likely rent in a few different areas that we have had the pleasure of frequenting. Finally, we will likely buy within a couple of years after that. Coming from where we live some of the fees and other costs many communities charge in Florida are totally new to us, and seem a bit bewildering. The thing is we are a family of golfers. Just don’t know if we will be able to afford it all.

Not necessarily, I say give the business to lawyers. They are the ones who should be representing buyers and sellers on the contractual side of things anyways.

Realtors are only allowed to fill the contract out anyways, not interpret any provisions within the contract to the clients because that’s practicing law, yet all realtors do it anyways....

And yes I’m glad Zillow is entering the market as an actual brokerage, with their brand recognition and credibility they will definitely be healthy competition that could ultimately drive over priced commissions lower for the consumers.

With a 5-7 yr window, 'corrections' can happen in any/all 'markets'... no crystal ball and very difficult to predict pricing, situs, et al in that time frame.

As for 'costs', there are the usual: HOA/COA fees, possible CDD fees, (though Collier County does not have a lot of communities with that cost), yard maintenance, (sometimes included in HOA fees, sometimes not), golf fees, either bundled golf or individual golf club membership, home insurance, etc.

Do some reading on this or any SW FL forums and you can become more familiar with the assorted costs and the terms...

In general, bundled golf often provides for more 'reasonable' golf costs, though that kind of golf community means every 'door' in the community is a golf member, which can lead to packed courses/less 'selectable' tee times from Nov through April+. But 'bundled golf communities' are often less pricey, in terms of housing and for golf fees, vs private or semi-public non bundled, in my experience.

Very true.

For us who golf weekly, living in a lower priced coach home with a garage like Worthington would be beneficial vs buying a higher priced coach home in Vasari and then getting a membership.

If you don't golf, there is no reason to buy into a golf community in my opinion, given all the options in SW FL for active communities or amenity rich communities (like a Village Walk) that don't have a course.
