Got to say another wonderful experience in your state!

However, I posted on the Nashville forum about possibly moving out there. I'd rather stick to the Nashville area, but not Davidson County.

Nashville is great if you want to pay Southern California prices and live in Southern California traffic - but be in Tennessee.

I don't think Nashville is quite there, yet. At least we don't have the brush fires! And high property taxes. And possible earthquakes.

You might end up missing those beautiful rugged mountains though.. I sure do now. Never realized how homesick you get until you leave home for a couple years. If you want a lower cost of living come to Wilson county, but it won't be low cost for long.

No, not quite there yet - but why pay $1.25M for a 4,000 soft house on a 5000 soft lot in Franklin when I can keep my house in Laguna Beach? Just for the additional square footage? I don't think very many people would ever choose Nashville's toniest area over Laguna Beach, yet the prices can be similar. Not quite there yet, but darn close.

Houses at 4,000 sq ft don't ever typically start at 1.25 million in Franklin. Try $600,000-750,000 range.

and, not a single home in Laguna Beach (on Zillow) over 3,000 sqft and under $1.25M. Comparing Nashville traffic to traffic in southern California is just assinine.

I agree with CG2B, feel free to stay in California.

You should post facts here for others. Most houses in the 4000 square foot range have lots double what you posted and are in the $500,000 - $800,000 range.

There may be a few trendy areas like Westhaven and Berry Farms with expensive homes on small lots, but those are unique neighborhood communities with shops & activities within walking distance.

As far as traffic, it continues to get worse but not as widespread as California or Chicago traffic.

I’ve been to Southern California. Nowhere in the Southeast is comparable to the traffic and COL of California. Hard to believe anyone thinks it is.
